How it works
Epoxy pricing is really prep pricing. A $1.50/sq ft DIY kit on a well-prepped floor can look great for years; the same kit on oily, unground concrete peels in months. Pro systems ($7–12/sq ft) include diamond grinding, crack repair and a polyaspartic topcoat — that is what you are paying for.
Polyaspartic (the "1-day floor") cures in hours instead of days, resists UV yellowing and hot-tire pickup better than epoxy alone. It costs ~40% more than standard pro epoxy and is worth it for daily-driver garages.
The moisture test is non-negotiable: tape a 2×2 ft plastic sheet to the concrete for 24 hours. Condensation underneath means vapor is pushing up — coat over it and the floor bubbles. Mitigate first.
Frequently asked questions
How much does an epoxy garage floor cost?
DIY kit: $1–2/sq ft in materials. Pro epoxy: $6–9/sq ft installed. Full polyaspartic: $9–13/sq ft. A typical 2-car garage (450 sq ft) runs $3,000–5,500 pro.
DIY kit vs pro — what is the real difference?
Surface prep. Pros diamond-grind the concrete (the bond that matters) and use 100%-solids epoxy plus a UV-stable topcoat. Kits use water-based epoxy over etched concrete — fine for light use, 2–4 year life typically.
What is polyaspartic?
A faster-curing, more abrasion- and UV-resistant topcoat (often over an epoxy base). One-day install, no hot-tire pickup, no yellowing. The premium pick at ~40% over standard epoxy.
Why do epoxy floors peel?
Almost always prep failure: oil contamination, moisture vapor, or acid-etch instead of grinding. Or hot tires on cheap water-based epoxy without a proper topcoat.
How do I test for moisture?
Tape a 2×2 ft clear plastic sheet to the bare concrete, sealed on all edges. After 24 hours, condensation underneath = moisture vapor. Do not coat until mitigated.
How long does it last?
DIY kits: 2–5 years. Pro epoxy: 8–12. Polyaspartic over epoxy: 12–20 with basic care. UV exposure yellows plain epoxy — topcoat matters in sunlit garages.
Can I park on it the next day?
DIY kits: 72 hours minimum before vehicles (7 days ideal). Polyaspartic: 24 hours. Rushing this is the classic DIY mistake — tires imprint soft coating permanently.
Are flakes just decorative?
Mostly, but they add texture (slip resistance) and hide dirt and imperfections brilliantly. Full-flake floors look good 3x longer than solid colors in real garages.
Will it be slippery when wet?
Can be — specify an anti-slip additive (aluminum oxide) in the topcoat, especially in rainy climates. Flakes help too.
Does it add home value?
A pro floor photographs beautifully and signals a cared-for home — modest appraised value, real buyer appeal. A peeling DIY job does the opposite; do it right or skip it.
